Greece is known for its stunning marinas, and some of the largest ones in the country are set to undergo major transformations in the near future. With investments worth millions of euros, these marinas are poised to significantly enhance Greece’s tourism product. The development projects in the pipeline not only upgrade the existing port infrastructure but also fully utilize the land surrounding the marinas, creating high-end facilities such as hotels, luxury residences, and other commercial properties.

One of the next targets for the Hellenic Republic Asset Development Fund (HRADF) is the utilization of the marinas in Itéa and Kalamaria. However, the development of the Kalamaria marina is facing challenges as it constantly clashes with the local authorities, who oppose any efforts to advance its ambitious plans. According to the masterplan, the maximum allowable construction in the land area of the Kalamaria marina is set at 14,800 square meters, including a hotel, residences, commercial stores, as well as exhibition and conference spaces.

On the other hand, the future looks particularly promising for the Nafplio marina, which has faced numerous hurdles during its development process. The architectural study for the marina had to be completely reworked from the ground up, as the Central Archaeological Council did not approve of the building design, citing discrepancies with the archaeological legislation for the Old Town of Nafplio and its prominent monuments.

The new plan, spearheaded by TEKAL, will encompass both land and port facilities, with 177 mooring spots, 3,000 square meters of building facilities including sports areas, and an outdoor theater for cultural events. The project is set to commence in 2025, as licensing procedures are lengthy, but the goal is to deliver the marina within 18 months of construction commencement.

Overall, the transformation of these marinas into five-star destinations is a testament to Greece’s commitment to enhancing its tourism infrastructure and offering visitors a truly luxurious experience. With careful planning and strategic investments, these marinas are set to become premier destinations that will attract tourists from around the world.
