The Church Commissioners for England (CCE) have successfully obtained planning permission for a new 315-home community to the North of Falmouth, Cornwall. This 13.4-hectare masterplan aims to connect new homes, a local center, and green space with the existing community and the river’s harbor in Falmouth.

The new community, situated near the Penryn River harbor, will support a mix of retail and community uses alongside accessible green spaces.
The planning permission for this project will fulfill one of Cornwall Council’s strategic allocations, contributing to the growth vision outlined in the Cornwall Local Plan. A significant aspect of this development is that 35% of the homes will be designated as „affordable,“ catering to the local housing needs. The community will offer a variety of housing types suitable for families, first-time buyers, and the elderly, ensuring a diverse and inclusive living environment. Additionally, a new local center will support the residents‘ daily needs and activities.
The location of the new community is strategically chosen to be within walking and cycling distance from various leisure, retail, and cultural facilities in Falmouth. Residents will have easy access to art galleries, cinemas, theaters, schools, colleges, and sports facilities, including the renowned Falmouth University.
