Homeowners across the country are rushing to refinance their mortgages as borrowing costs continue to tumble for a second consecutive week. The 30-year mortgage rate dropped to 6.47%, the lowest level since May 2023, according to data from Freddie Mac. The Mortgage Bankers Association’s refinancing index saw a substantial increase, rising to its highest level in over two years. There was a 34.5% jump from the previous week and a staggering 118% increase from the same period last year. MBA chief economist Joel Kan noted that rates on both 30- and 15-year fixed-rate mortgages decreased for the second week in a row, prompting another strong week for application activity as borrowers with higher rates sought to refinance.

Overall mortgage applications surged by around 17%, with purchase applications also rising by 3% from the previous week. Redfin’s head of economic research, Chen Zhao, predicts that mortgage rates will likely drop further by the end of the year, although they may not reach the historic lows seen during the pandemic. Zhao suggested that rates could potentially fall into the lower sixes by the end of the year and even hit the high five or mid-fives by the end of next year.
However, some experts caution that the recent mortgage rate dip may be an overreaction to a weak jobs report and the historic market sell-off that occurred earlier this month. Freddie Mac’s Chief Economist, Sam Khater, mentioned that mortgage rates plunged to their lowest level in over a year following these events, despite the economy remaining on solid footing.
