Developer Sekyra Group is continuing its construction of new homes on Rohanský ostrov. In addition to the existing buildings, more are set to be built within the next three years, with the project being acquired by the bank Creditas, which will occupy a space of seventeen thousand square meters.
Several players are involved in the construction on Rohanský ostrov, but the largest area is being occupied by Sekyra Group’s development. The group, led by Luďek Sekyra, recently completed residential projects and an administrative building on the island. Initially, the group planned to build a second office building as part of the first phase, but Creditas Real Estate Management will now be taking on that project. The investment for this development amounts to two billion Czech crowns.
Creditas is no stranger to Karlín. Currently, the bank has an administrative building on Sokolovská Street, with its headquarters located on Pobřežní. Both locations are near Florence, so the company’s headquarters will move further away from the city center in a few years. Kamil Rataj from the company’s board of directors stated, „Creditas is growing, more companies are joining, so we were looking for additional, sufficiently spacious, and representative spaces for our employees that will meet the latest trends.“
The building, designed by the architectural studio of Jakub Cigler, will be located near Invalidovna metro station. It will be eight stories high with a grand entrance hall. In addition to parking garages, there will also be a bike room for thirty bicycles with charging stations for electric bikes and cyclist facilities including changing rooms and showers. There are also plans for a relaxation area in front of the main entrance. The new buildings will also be enjoyed by those who are not employees of the bank, as there will be a restaurant spanning over 500 square meters.
The building will utilize eco-friendly technologies, with heating provided by radiators along the facade, while cooling will be done through cooling beams. LED technology will be used for lighting, and triple glazing will further enhance energy efficiency.
The future plan for the entire neighborhood is for eleven thousand people to live and work there. The first residential buildings and one administrative building are already completed. However, Sekyra Group is not stopping with the construction on Rohan. In the next phase, closer to the center, five hundred apartments and three office buildings are planned. Although plans for development on the Prague island have been in place for a long time, construction only began a few years ago. This was preceded by a change in the zoning plan, for which the developer contributed 560 million Czech crowns to the city’s treasury. The funds are intended for further projects in the area, specifically for the Maniny park and the construction of a school.
In conclusion, the development on Rohanský ostrov by Sekyra Group and Creditas promises to bring modern and sustainable living and working spaces to the Karlín neighborhood. With a focus on eco-friendly technologies and amenities for both employees and the public, this project is set to transform the area into a vibrant and dynamic community hub.
