Construction of a residential building is underway

Kaunas, a city rich in history and culture, is set to undergo a transformation with the development of a new residential building project named Pasaka (Fairy Tale). Located next to the new business centre, Hermanas, this project is inspired by the renowned Lithuanian artist M. K. Čiurlionis and his works. The construction of Pasaka, covering more than 8,000 sqm, is scheduled to begin in September, with the architectural design being led by the National Prize laureate Rolandas Palekas.

The Director of SBA Urban’s company Urban LIVE, Inga Navickaitė, envisions Pasaka as the second phase of the Nemunaičiai development, which aims to create a new centre for Kaunas by expanding the urban life in the heart of the city. The project, with an investment of EUR 53 million, will offer 95 modern apartments, most of which will have stunning views of the Nemunas River. The goal is to provide a vibrant and dynamic living environment filled with art, life, and unique experiences.

Pasaka has been meticulously designed to prioritize functionality and comfort, with a focus on creating a private and spacious courtyard with green and recreational spaces for residents to enjoy. The project’s second phase marks the beginning of significant changes on the left bank of the Nemunas River, as Nemunaičiai is set to expand from 3 hectares to 6 hectares by 2030. The district will feature exceptional architecture, public spaces, a central square, and a bustling commercial area with cafes, restaurants, and shops.

One of the highlights of the development is the planned Nemunas promenade, stretching 500 meters, which will enhance the overall appeal of the area. Pasaka, with its A++ energy class rating, will consist of seven floors, with the first two designated for commercial activities. The project will offer a range of apartment sizes, from 28 to 80 sqm, with the option to combine units to create larger living spaces of up to 160 sqm. Construction is set to commence in early September, with apartment reservations opening at the end of the month.

The architectural concept of Pasaka draws inspiration from the works of M. K. Čiurlionis, with plans to name all buildings in the project after his creations. This thematic approach aims to create a unique and enchanting atmosphere for residents, employees, and visitors alike. The surrounding infrastructure, including the M. K. Čiurlionis Concert Hall, Science Island, and Žalgiris Arena, will provide opportunities for residents to immerse themselves in a personal fairy tale experience.

Dalia Uogintė, the architect behind the project, emphasizes the building’s distinctive form, which will be visible from various points in the city. The suspended design of Pasaka, with its regular forms and enchanting views of the Nemunas River, creates a sense of privacy and cosiness for residents. The project will also feature over 800 sqm of commercial space for lease, accommodating a range of businesses to serve the needs of residents and office employees.

In conclusion, the Pasaka residential building project in Kaunas represents a significant step towards creating a vibrant and dynamic urban centre. With its unique design inspired by M. K.
