J&T Real Estate, a subsidiary of the Sekyra Group, has recently acquired land on Rohanský ostrov from Konsorcium Rohan and is now commencing the sale of apartments in the first phase of the Nový Rohan project. This project marks the largest development endeavor for J&T Real Estate thus far.
Over the course of approximately ten years, J&T Real Estate plans to construct over a thousand apartments in the vicinity of Invalidovna and Libeňský most, investing a total of fifteen billion Czech crowns. „We feel at home in Karlín, and it’s amazing to look out from our office at our largest project and future flagship,“ says Dušan Palcr, Chairman of the Board of J&T Real Estate.
Construction of the first phase is set to begin sometime around the turn of the year. Initially, 258 apartments in three buildings will be built, with another trio of buildings to follow. The investment costs for the first phase are estimated to be around three and a half billion crowns. The construction will progress from Libeňský most towards the neighboring Rohan City project being developed by Sekyra Group.
„In the Nový Rohan project, we have five phases planned on four hectares. We aim to create a mixed-use neighborhood in the style of a city of short distances,“ states Jiří Ochetz, a member of the board of J&T Real Estate. According to him, the first phase of construction could be completed around the end of 2027. J&T aims to complete the entire neighborhood within a timeframe of ten to twelve years.
The urban planning of the entire area is based on a study conducted by architect Pavel Hnilička for Prague. All investors building on Rohanský ostrov adhere to this study. J&T Real Estate selected domestic studios Kaama, Unit, Loxia, and Under construction, as well as the internationally acclaimed Slovenian studio Bevk Perović arhitekti, for the specific design of buildings and public spaces.
„We wanted to focus not only on streets but also on spaces that old Karlín lacks, such as courtyards and inner blocks between buildings,“ explains Jana Mastíková, the lead architect of Loxia studio. „Therefore, we created a new layer of permeable inner blocks and courtyards to complement movement along the streets.“
In addition to apartments, the new neighborhood will also feature a primary school built by Prague 8 with contributions from developers through contributions. Furthermore, the city plans to create a large sixty-five-hectare park between the Vltava River and the new development on Rohanský ostrov, serving both recreational and flood protection purposes.
Apart from residences, J&T also envisions space for retail and services on the ground floors of buildings and approximately fifty thousand square meters of office space. All apartments will be designated for sale.
„Given the attractiveness of the location, we do not anticipate keeping any units for rent. We are considering the possibility of converting some office buildings into residential units, considering the unfavorable situation in the office market. However, these will also be units for sale,“ adds Jiří Ochetz.
